Our Design Process
The design phase at Atelier Niris progresses from an initial idea to a fully developed project. The process can be broken down into several phases, allowing the client to approve each stage separately rather than committing to everything at once. Each design is unique, and a suitable timeline is established before starting the process.
Initiatief & Haalbaarheid
In this phase, we gather your wishes and possibilities, which form the foundation of our work. Personal contact is essential to understand your requirements fully. During the first meeting, we discuss the following conditions:
Timeline: What is the project schedule?
Budget: What is the available budget?
Program of Requirements (PvE): What must be included in the design?
Atmosphere: What ambiance should the project convey?
Client Wishes: What are the client's preliminary requests?
Based on this information, we prepare an offer, which serves as a foundation for the next phase and can be adjusted throughout the design process.

Schetsontwerp
In the sketch design phase, initial design sketches are created based on the information gathered. This includes an analysis of regulations, aesthetic criteria, and mapping the environment.
Here, the main shape of the building, initial ideas about layout, colors, and materials are developed. The sketches and potential variations are discussed with the client until a solid design basis is established. After client approval, the design moves to the next phase.
Ø Outcome: The core design is established, and client approval is obtained to proceed.
Voorlopig Ontwerp
The preliminary design phase involves further development of the approved sketches. The design is translated into a 3D model, resulting in a series of drawings and visual representations:

The preliminary design is presented to the client, with the layout and chosen materials established and communicated with municipal authorities.

We'll present the preliminary design for your review and approval. Feel free to suggest changes or modifications.
Definitief Ontwerp
In this phase, the focus shifts from the design to the technical development of the building. Choices from previous phases are recorded and refined in preparation for the environmental permit application.
This includes coordinating technical drawings with the structural engineer, creating necessary reports for permits (e.g., ventilation, energy, daylight calculations), and submitting this information to the municipality.
Ø Outcome: The design is fully developed and ready for submission to the municipality.
Aanvraag Omgevingsvergunning
An environmental permit is often required for building or renovating a structure. This permit allows the client to proceed with activities such as construction, demolition, renovation, or remodeling.
All necessary documentation for the permit application is prepared. The municipality reviews the application to ensure compliance with the building code, fire safety standards, zoning regulations, and aesthetic requirements.
Ø Outcome: The application for the environmental permit is submitted and awaits approval from the municipality.
Technisch Ontwerp
During this phase, the project is detailed enough for contractors to provide accurate pricing. All documents must be clear, complete, and aligned.
The specifications document describes the design in detail, including all administrative, legal, and technical requirements, materials, and execution conditions. This forms the basis for the contract with the contractor.
Ø Outcome: The specifications are ready, enabling contractors to provide an accurate price for the execution.
Aanbesteding
In this phase, the price is calculated in collaboration with subcontractors and suppliers. Once the offer is prepared, it is discussed personally with the client to ensure clarity.
Ø Outcome: The price for executing the project is established and approved by the client.
Uitvoeringsontwerp
After the environmental permit is granted, the contractor is selected, and all preparations are complete, the actual physical realization of the project begins. This phase is often the most visible to outsiders, even though the previous phases can take just as long.
Ø Outcome: The project transitions from planning to physical realization.
Uitvoering
Once the specifications are ready, a contractor is selected based on this information. In this phase, a contract is signed with the contractor, and a price for executing the design is agreed upon. Detailed drawings (1:50 scale) are necessary for construction. There may also be consultations with the contractor regarding detailing, construction methods, execution planning, and material selection.
Ø Outcome: The project is physically built according to the established plans.
Oplevering
All components come together, and the various spaces become tangible. At the end of the construction process, we assist the client with the handover. Any defects are documented and need to be addressed by the contractor. This concludes our role, allowing the new occupant to settle into their customized home.
Ø Outcome: The project is successfully delivered, and the client can use the new space.
